water drips down into my building through my unit when it rains

Sounds like you are leaking from around the Curb of the unit.

"Only when it rains". Check all the roof penatrations, make sure the electricians did not drill through the drain pan to run conduit.

No it is not missing a pan but could be cracked perhaps. I would suspect a blockage in the condensate drain line over the above. While you or somone else does it, also check your filter. Make sure it is clean as is the evaporator coil.

electricians are the biggest calprits when it comes to RTU's leaking in the rain, they drill thru the bottom curb and the unit and it's hard to seal that area and I have heard many issues about that, but only when it rains. I know what Chiller guy is talking about.
