Hello - I live in downtown NY and my bedroom window is 1 story above the neighboring building which is being converted to a retail dept. store. As such, they are installing a 300 ton Evapco water tower which will essentially sit right beneath my window (large window 4'x8'). They are going to put a 4" sound attenuating barrier around the unit, but the top (essentially right beneath my window) will be open.

What do I have to worry about? How much noise/condensation/steam etc. should I expect? Any help you can give me would be greatly appreciated as I need to determine asap whether or not I want to fight this...THANKS in advance!

if your one tennent of many in that building i would round up the wagons on this one.i do commercial HVAC service in Manhattan and work on many a tower(try not to but)evapco brand are the quietest of all the tower brands http://www.evapco.com/default.asp but nothing was there before and now you will have this thing running during the retail spaces occupied times.first off......have you ever seen the green algie that grows in a fish tank,thats what your going to have on the outsides of your windows during the summer.they use caustic chemicals to maintain the piping system that is mixed in the water thru the tower and maintained thru out the summer that runs the cooling the tower supply water sends into the building.the heat from the building during the summer will be traansformed into steam style smoke with traces of chemicals and anything in the city air as it basically washes the city enviorment into the troth on the base.then that water is pumped thru the buildings AC system,and dumped to the top of the tower to recycle,and cools off as the fan blows over it.check out You Tube for towers videos(put in cooling towers) might catch some running.i have been on 100s of calls over the years where a condenser was on the back alley ground level,and 20-30 story condo the sound went right up the walls of the building and the lawyers went at it from both sides ......cabs blowing horns fire engines racing by street noise in the summer.if you have a condo group with some juice get on it now,the season is over as with air conditioning.so you might be looking at a spring 09' start-up so that is your window to do something before it gets rigged in.

It ain't going to get any lighter looking at it!

If you have no plans of ever opening your window, no problem.

On the other hand if you have a balconey or just appreciate a nice cool evening breeze once in a while, well then it sucks to be you.

Think about a 100% humidity draft coming your way almost continuosely, and pray to God that they take care of that tower cause when they don't, they get real nasty real fast. (think legionaires disease nasty)

On the other hand, a 300 ton unit isn't really that large, but I would never buy/rent a place that had even a remote chance of catching a direct draft from a cooling tower of any size.

Unfortunately, we do use the bedroom window for a breeze/fresh air as you mention. This sounds like trouble. What about noise? Also, is the drift/vapor a visible exhaust (i.e. cloud)?

The dimensions of the unit as I understant it are approx 11.5' tall, 18' long and approx 3'-4' wide...

It doesn't sound good to me. When a 300 ton cooling tower is under full load it will be blasting a solid column of steamy air out of the top. If it is not too late I would be pushing very hard to get them to locate it elsewhere. It will certainly affect your quality of life, not no mention your property value! Such are the risks of living downtown I suppose.

It's only a shock if your not expecting it!
