Have a cape cod style home, it has forced air heat but no a/c.
Saw a trane 5 ton 2 yr old for sale on a demolition house, (owner - who is an a/c man - building new/better on same site)

demolition company said to find out how big/small a unit I need
asking price for unit $200

question is it a good deal for $200 if so I think it too big for my house/but could change it out with my mother's house which has a 3.5 ton unit she has a 3000 sq ft house.

What is involved with removing the unit from the connections? If the refrigerant isn't saved is that ok?

First, how big is your home? What size furnace do you have now? The other thing I would check is to make sure your existing ductwork is properly insulated and sealed for air conditioning service. Some older heat only systems had little or no insulation on the ductwork. This must be addressed if this is the case as running cool air through poorly insulated ductwork can turn into a disaster.

You need to have a heat load calculation done to insure the proper size a/c is installed. Don't by the five ton if all you need is three no matter how cheap it is. Remember, you will also have to buy a evaporator coil and there will be plumbing and electrical work to be done as well.
