I'm selling a home I renovated and the buyers had a hvac installer that said I need to add a return in the basement. The basement is partially finished(400 sq feet) and has no door separating it from the 1st floor-sorta split-level type design. The 4 ton gas forced air /ac unit is in the basement behind a 78 inch wide louvered door. The house is 2000 sq feet, 3 story, with return on 1st and 3rd floors currently. Is this a typical design--I've never seen a return in the basement. Thanks in advance for your input.

Was he speaking of a return for the A/C, or make up air for the furnance. If there is supply duct running to the bacement, then probably yes.

There is no supply into the basement-all the supply vents are on the upper 3 floors. It is very cool in the basement from the dropping of cool air from above but he thinks it will be too cold in winter but doesn't the heater give off lots of heat. In my present home there is no supply to the basement and it remains cool in summer and warm in the winter. I just don't know who to trust. I had a guy come out myself and explained that this was not a potential job for him but that I would pay him a consultation fee to give his advice on the system. He said it was laid out fine and made no mention of a basement return--though the topic did not come up. The realtor of the buyers brought in "her" guy but led him to believe that there was the potential for work at the site--so I feel he naturally made work since there seemed to be little for him to do there. She did not pay him a consultation fee. Thanks again for your input

Look at the big picture. If you have a buyer in this economy your lucky. Just cut a vent in your return, it won't cost that much.

You should have at least 1 or 2 supply vents for the basement and don't need a return down there. The big old furnaces used to radiate a lot of heat but the new ones don't.
