My house (semi-detached) is less than 800 sq feet and needs a new furnace (no AC). I lean towards a Lennox but wondering if someone can suggest the type I need or what to look for in a furnace (other than heat of course). Keep getting quotes for $$$$$$$$ with too many bells and whistles...........

I'd look for a two stage gas valve. Assuming you have access to gas. You'll save $ in the mild season. Lennox is a good brand far as I'm concerned. Except for the price. What's semi detached mean?

A semi-detached is a house that is joined to another by a common wall. Thanks for the reply. The house is gas heated so I'm looking at a mid-efficiency gas furnace. Is variable speed an option I should consider? Keep in mind I don't have A/C. I also got a quote on an American Standard Freedom 80 Comfort R for about the same price as the Lennox. Thoughts?
