Hi,
I am just closing on a home and the inspector had a comment on the temperature differential between In and out take. There are two Puron Carrier units for a 2500 sq ft home and they seem to be fairly new the indoor and outdoor unit. The differential on one unit was 12 deg and second 16 deg. I just want to know if that is an OK range for fluctuation or could be some problems.

Check your fan speed. It could be something else of course, but low air flow is what I'm thinking. Could be low on charge. 12 degrees is way too low. Could also be a restriction in the liquid line.

YOU MIGHT BE RUNNING W/ LOW REFRIGERANT
CHOOSE A SERVICE COMPANY OF YOUR CHOICE TO CHECK THE UNITS IF THEY HAVE LOW FREON HAVE THEM FIND WHERE THE FREON IS LEAKING AT AND DON'T CLOSE UNTIL THAT PROBLEM IS SOLVED
ANOTHER THING INSPECTORS USE A SMALL LAZER GUN TO MEASURE TEMP.FOR RETURN AIR AND SUPLPLY AIR TEMP DIFFERENCE AND THEY ARE NOT VERY GOOD FOR THAT BECAUSE A/C HAS TO BE RUNNING FOR A GOOD WHILE SINCE THE GUN MEASURES SURFACE TEMP AND NOT AIR TEMP.

The unit with the 16 degree T.D. is a little low but acceptable. On the other hand, 12 degree T.D. on the other unit is a problem. If the seller is responsible for the HVAC equipment, then they should have the units checked for you. They may be short on refrigerant. A good running system would have a 20 degree T.D.

Never ever have a home inspector check the a/c unit. Just tell him to stay away. They give out more false information than a redneck gives the IRS.
