What are the changes in an a/c to go from 12 to 13- 14 sear?
what makes them more efficient?

The higher the SEER the larger the coil size. ariprimenet.org is a web sight that lists the cost savings per year for condensing units of a given SEER and A-coil match up. The savings for going to a 12 SEER over 10 SEER can be significant. When I sized my own home I found I could save about $100 a year by going from 10-12 SEER about $20 more a year going from 12-13 SEER and an additional $15 a year going from 13-14 SEER. So to go from 12-13 SEER probably won't be worth the up front cost for you. However some local energy suppliers offer rebates when you install 13+ SEER equipment. My rebate was $450, well worth the extra up front cost. Additionally higher SEER units usually come with better warrantees and are quieter. Mine has a lifetime warranty. It just depends on how long it will take for you to recover the additional upfront cost. Once I recieved my rebate it actually cost me less to buy the 14 SEER unit over the 10 SEER! Oh and by the way my old 6 SEER unit is no longer located in the middle of my wifes rose garden. A happy wife makes for a happy man.

The right size, properly charged, unit for the home and the right size ductwork that is well sealed with a great air filter is the key to efficiency. A high SEER rating is only a ploy to get you to change your equipment.
