I replaced a 40 gallon natural gas water heater in a 2-story town home about 4 weeks ago. The homeowner is complaining that there is white sediment in her hot water in the upstairs bathroom and downstairs kitchen faucet. She claims this problem only appeared after the water heater was replaced. I've been out twice since and have flushed the tank thoroughly as well as removed the faucet aerators and cleaned them. Each time I've been out I've taken water samples in a clear glass before and after flushing the tank and I've found NO sediment in the water. She says there is no problem with the cold water, just the hot. She wants another water heater installed at no cost to her. I don't think the water heater is the problem. In fact, I'm wondering if there really is a problem at all since I've not seen any evidence of it myself. Has anyone else run across a similar problem? Is there something else that could cause this to happen? Any feedback would be greatly appreciated. Thanks.

I would ask the tenant to collect a sample of this sediment. Then have someone analize it to see if it's possibly due to minerals in the water or some other source altogether.
Is the temperature of the hot water the same as before? Is the anode rod in tact? Is the cold water tube in tact? Those are the only things that come to mind if it's really related to water mineral content.

Check the water softner if it has one.
