The details:
I am living in a high rise condo of 6 floors and I live on the third, my Carrier 38CKC 18,000 btuh lives on the roof. In my wall is a Wall Recessed vertical air handler. It is a RAQ Series DX

Firstly, is this a truly a Heat pump?...
I'll move on to my next question. The cooling in my opinion has been fine, I keep it around 70 degrees, but someone told me that if the intake air is 70 degrees, then the air coming out of my ducts should be about 50-55 degrees. The air coming out of my vents is always around 65 degrees consistently even if the air going in is 80 or 70.
Is there something wrong with my unit or is that typical. 50 degree air seems like a refrigerator temp not something I want blowing in my house.
Other people in my complex have had air blowing at 78, which is definitely a problem.
I'll be selling my unit soon (market willing), should I worry about my HVAC system?
Any info you have would be appreciated.

A 38CKC is a 10 SEER straight cool. It is not a heat pump. You should have an 18 degree drop across the cooling coil.
"Tip of the Day" Remember to remove power first.
