I live in an apartment complex and there is an old airtemp unit that is having issues. Service department charge it about once a month. It's been leak tested. It cools.....ok for a while after a charge then steadily declines until the air is warm and both the tubes coming out of the unit feel the same temperature. The apt complex will not replace it until the condensor/compressor is bad. Will running the unit with little or no coolant cause it to burn up the compressor? What should I ask the service dept to do? Last year they were out 6 times in 5 months and I am fed up.(only once so far this year) Any tips you could give as to what to say to the tech, apt service dept, or any other tips. It's hot as hell here and today the air blowing out of a register measure 71 inside air temp 76.

Your tech could just leave a hose and a jug of 22 connected to the unit(trickle charge). Just kidding. Ask the tech if he is familiar with EPA laws reguarding units that leak.

Better yet, contact the EPA or whoever is in authority and let them know what is going on. Document everything.
