I live in a two story Cap Cod house about 2000 sq ft total living space in Northern NJ. I have A/C with compressor outside the house and air handler in the attic. I have two heating systems both are gas. Steam radiator for the 1st floor with steam pipe giving heat to basement. Hot water baseboard heat for the 2nd floor. All the A/C and heating systems are pretty old. The A/C is not very efficent and not cold in hot summer day.
I am thinking of replace the old A/C, I have the following thinking:
1. Repace the A/C only
2. Replace with a heat pump (hoping the new unit can supply A/C and heat using existing ducts)
3. Replace with a combination of A/C and furnance (hoping getting A/C and heat using existing ducts).

What is the most practical way to change the A/C system with the planning for the phase out of the existing heating systems down the road? Could expert give some professional suggestions, Please?
I talk to most contractors and they don't suggest a heat pump. Their reason is that in NJ, the winter is cold. If the temperture is below 30degree, heat pump is not efficient.
I recently got the following quotes:
1. Lennox: Condenser 13ACX-036, 3 Ton, 13.5 SEER, 11.5 EER
Air Handler CBX32M-036, 35,400 BTUH
$6,435
2. Goodman: Condenser GSX130361A, 3 Ton
Air Handler AEPF303616 3 Ton
$7,863
3. Rheem:Condenser RANL-JEZ 3.5Ton,13SEER,11.75EER
Air Handler RHLL 4Ton
$6,800
Are they fair price and can any expert comment on the equipment combination?

Thanks VM!!!

I would still recommend a dual fuel system...keep the furnace and adding a heat pump to work until the temperature reaches a setpoint where the furnace would be more efficient. You need to discuss the issue with local contractors and get there input.
