We live in l larger hi-rise in new york city. It was my grandparents place and they never replaced the Water cooled HVAC unit. From what I can tell it dates between 1966-1972 and isa a Carrier Weathermaker Room unit. It is connected to the wall and plumbing pipes and there appears to be a slit outsite the window. It definately runs on water. It does get cold when it works. Here is the problem. Lately it will just turn off in the middle of operation which shuts down the whole system. Sometimes for 30 minutes. Then it will go back on and work fine. The motor was replaced within the last 5 years. I looked in the unit and there is tons of dust on the motor and the blower. Could the motor be dying? There is a 3-way (high, med, low ) switch.. could that be going? I am just guess but would love your expertise.

Water source heat pumps may be a bit complicated for a homeowner to repair.
With the age of it, the manual is not available online.
I've seen techs shy away from water source heatpumps.

Maybe it is a simple air handler with water coil and they have a chiller for the building? Contact the building maintenance guy and have him look at it. Probably needs a new motor and some proper cleaning/maintenance.
